I don't live with someone who is blind, nor do I talk to anyone frequently who is. But, here are some tips I've picked up;
1. Don't use visual directions. If they ask you where their coffee mug is, don't say "Over there." Instead, give measurements, even rough ones. "Two feet to your left, in the middle of the desk, X'
2. Don't constantly remind them of the fact they're blind. Trust me, they're aware.
3. Don't feel awkward about using turns of phrase like 'See what I mean?' It's just speech patterns. As long as you're not doing it to make them feel awkward, you're fine.
4. Try to help out, but don't be too smothering. Your friend's blind roomie has lived their entire life (presumably) blind. But, any help in small ways is appreciated. For example, when fetching a drink, offer them one to save them the hassle of navigating. Place the glass in their hands.
5. Don't be afraid to ask if they want to watch some TV and just hang out together! Most visual devices also have audio (You're probably thinking 'no, duh', right?) so you can usually keep up with the show. Don't narrate the visuals for them. If they want to know, they'll ask.
